A local contact must be reachable and on-site within 60 minutes of any complaint. Transient Occupancy Tax must be collected and remitted. Fines start at $1,500 per violation and can escalate to revocation.

Go in with clear expectations. If a property is currently operating as an STR, that tells you something useful - it's permitted, it's been generating income, and the location and property type are viable for that use. But the certificate itself does not transfer when the property sells. You will still need to apply for your own certificate, enter the process, and comply with all current requirements. Factor that reality into how you underwrite any purchase where STR income is part of the plan.
